The villa (8+1 sleeping accommodations) stands in panoramic position on a hill in Valdichiana, close to Civitella in Val di Chiana, a small town in the province of Arezzo. The villa enjoys a splendid view over the surrounding countryside; the small towns of Monte San Savino and Cortona, Lake Trasimeno and Mount Amiata are to be seen in the distance.

The wide garden that surrounds the building is scattered with hedges and colourfully planted terracotta vases; an olive grove and an oak-wood stretch at the back of the house. The garden has a night lighting system and is fully fenced.

The living room opens onto a terrace furnished with a table-tennis table and some sun loungers; behind the kitchen are the barbecue equipment, a table and some chairs for having meals al fresco. In a terrace situated on a lower level and perfectly screened by a row of mature trees lies the swimming pool (open from May 14th to September 30th).

Renovated with an eye to preserving the typical elements of ancient Tuscan houses, the villa dates back to the end of the 19th century and features exposed beam ceilings, terracotta-tiled floors and brick archways. The spacious rooms are furnished in Tuscan style.

The villa (4 double bedrooms, 1 single bed and 3 bathrooms) is provided with all comforts (heating system, fans, satellite TV, DVD player, video cassette recorder, CD player, Internet connection, oven, American-style coffee maker, toaster, dishwasher, washing machine, iron and ironing board, hair dryer, cot bed and high chair and uncovered car park).

The ground floor composes of hallway; fully equipped kitchen; large walk-in pantry with fridge/freezer; breakfast room with table sitting up to 12 people and access to the rear terrace; laundry room; living room with stereo system and a bookcase with a collection of books, videocassettes and DVDs; living/dining room with fireplace, DVD player, video cassette recorder and satellite TV; one double-bedded room; a bathroom with shower. A sitting alcove under the staircase is furnished with wicker furniture. The living/dining room has direct access to one of the terraces.
The middle-top floor consists in a living room with a big fireplace; two double-bedded rooms (one with canopied bed); a bedroom; a bathroom with bathtub, hand-held shower and double wash basin. The living room has direct access to the garden.
On the first floor are a twin-bedded room with wrought-iron beds and a bathroom with bathtub and hand-held shower.
