Description
Situated in panoramic position on a hill in Empoli countryside, just a few kilometres from Montaione, Castelfiorentino and many renowned Tuscan tourist destinations, such as Volterra, San Gimignano, Pisa, Siena, Lucca and Florence, the villa offers a magnificent view over Volterra and the surrounding countryside.
The estate is immersed in the typical Tuscan landscape, made of olive groves, vineyards, cypresses and woods.
The elegant building, which in the origin was a school, is surrounded by a fully fenced garden in which are a wood-burning oven, the barbecue equipment, a gazebo and tables and chairs for having meals al fresco.
An area dedicated to children, featuring tables and chairs for children and a sandbox, has been created in a corner of the garden.
About 20 metres from the house lies the private swimming pool (9.50x5.50 m; depth: 0.60-1.20 m), adjacent to which is a smaller pool for children. The swimming pool is furnished with sun loungers and is open from mid-April to mid-October.
Built in the early 20th century, the villa has been completely renovated and furnished with pieces dating back to when it was erected.

The villa is divided into two apartments provided with independent entrance and communicating through an internal door; in total, it sleeps 8+2 people in 2 double-bedded rooms, 2 twin-bedded rooms and 1 double sofa bed, and has 4 bathrooms.
Apartment 1 is divided into kitchen, living room, one bedroom with two single beds that can be united to form a double bed, one double-bedded room and two bathrooms.
Apartment 2 composes of kitchen, living room with double sofa bed, dining room with fireplace, one bedroom with two single beds that can be united to form a double bed, one double-bedded room and two bathrooms.

The villa is provided with swimming pool, swimming pool for children, wood-burning oven, barbecue, fans, fireplace, Wi-Fi Internet connection, satellite TV, DVD player, electric oven, fridge, freezer, food processor, American-style coffee maker, blender, dishwasher, vacuum cleaner, washing machine, washtub, clothes-horse, iron and ironing board, safe and private car parking place.
At guests` disposal: some cot beds, some high chairs and some mountain bikes.
A baby sitter, a cook, a breakfast service and maid service are available upon request (additional charges apply).
A minimarket, a cafe, a pizzeria and two restaurants and a cafeteria are about 200 metres from the estate.
A post office and an ATM are in Villamagna (6.5 km) and Montaione (10 km).
Banks, chemists`, shops and services of any kind are in Montaione (10 km) and Castelfiorentino (19 km).
